What Is an EICR?

An Electrical Installation Condition Report (EICR) is a formal inspection of the electrical installation in a property. It identifies any defects, damage, or dangerous conditions that need attention.

An EICR is not a repair — it's an assessment. Think of it like an MOT for your electrics. A qualified electrician inspects your wiring, consumer unit, sockets, switches, and earthing, then rates each item as satisfactory, requiring improvement, or requiring immediate action.

Who Needs an EICR?

  • Landlords: EICRs are a legal requirement for all rented properties in England. You must have one carried out at least every 5 years, or when a new tenancy begins. Failure to comply can result in fines of up to £30,000.
  • Homeowners buying or selling: Most mortgage lenders and solicitors now ask for an EICR as part of the conveyancing process.
  • Homeowners in older properties: If your property is more than 25 years old and has never been tested, an EICR is strongly recommended.
  • Business owners: Commercial premises require regular EICRs — usually every 5 years, or more frequently in high-risk environments.

What's Inspected in an EICR?

  • Consumer unit (fuse board) — condition, type, and suitability
  • Main earthing and bonding
  • Fixed wiring and cables throughout the property
  • Sockets, switches, and light fittings
  • RCD and MCB protection
  • Any previous remedial work or DIY alterations
  • Compliance with current BS 7671 wiring regulations

How the Inspection Works

  1. Book your inspection — call us or fill in the quote form. We'll confirm a time that suits you.
  2. We carry out the inspection — a qualified electrician inspects every accessible circuit. Takes 2–4 hours for a typical house.
  3. We explain the findings — before we leave, we'll walk you through any issues found and what they mean.
  4. You receive your report — your full EICR is issued within 24 hours, often same day.
  5. Remedial work (if needed) — if any C1 or C2 items are found, we can quote for and carry out the remedial work immediately or at a follow-up visit.

Understanding EICR Codes

  • C1 — Danger Present: Immediate risk to safety. Must be rectified immediately.
  • C2 — Potentially Dangerous: Urgent remedial work required before the report can be cleared.
  • C3 — Improvement Recommended: Not immediately dangerous, but should be addressed.
  • FI — Further Investigation Required: The electrician needs to investigate further before a full assessment can be made.

A property with only C3 codes can still receive a satisfactory EICR. C1 and C2 codes mean the report outcome is "unsatisfactory" until remedied.

Frequently Asked Questions — EICR Testing

How long does an EICR take?

A standard 3-bedroom house usually takes 2–4 hours. Larger properties or those with complex wiring may take longer.

Do I need to be at home?

Yes — or you need to arrange for someone to give access. We'll need access to all rooms, the loft if wiring runs through it, and the garage if applicable.

What happens if my EICR fails?

An "unsatisfactory" result means C1 or C2 issues were found. These must be rectified before the certificate can be re-issued as satisfactory. As landlords have a legal obligation, we'll prioritise your remedial work to keep you compliant.

Can I use any electrician for an EICR?

The electrician must be competent to carry out inspection and testing. JM Sparks Electrical LTD is qualified to BS 7671 18th Edition and Part P registered — your EICR will be legally valid.
